Harvest Grove Could Add Another Shopping Center: What’s Actually Planned at Val Vista & Queen Creek?

If you live anywhere around Val Vista, Germann or Queen Creek Road, Harvest Grove is one of those projects worth paying attention to.
There's already a lot happening in this part of Gilbert. More than 1,100 homes are planned inside Harvest Grove, a large Fry's-anchored commercial center is moving forward near Val Vista and Germann, and The Gilmore across the street is bringing its own mix of restaurants, retail and entertainment.
Now there's another piece that could change the area.
A roughly 12-acre property at Val Vista and Queen Creek Road is being considered for Neighborhood Commercial use, creating the possibility of another shopping center at the southern end of Harvest Grove.
And that's where I think the conversation gets interesting.
What should actually go there?

The zoning would allow a future neighborhood shopping center, but there is no announced tenant lineup or final shopping-center concept yet. So if you're hearing names like AJ's, restaurants or other specific businesses, treat those as ideas for now, not confirmed tenants.

So what exactly is being proposed at Val Vista and Queen Creek?
This is the most important distinction because it's very easy for a headline like “new Harvest Grove shopping center” to make this sound further along than it actually is.
The proposal is for approximately 12 acres near the Val Vista and Queen Creek intersection to move from residential land use and zoning to Neighborhood Commercial.
In plain English, that opens the door for a smaller commercial center designed around everyday retail, restaurants and services for people living nearby.
It does not mean a specific grocery store has signed a lease.
It does not mean an AJ's is coming.
And it does not mean the restaurant lineup has already been decided.
That's actually why I think this is worth talking about now. There's still a difference between what the land could become and what will eventually get built.

I'm less interested in whether Gilbert can fit another shopping center here and much more interested in what kind of shopping center it becomes. This part of Gilbert is getting enough rooftops that basic commercial will work. The opportunity is to create something residents actually enjoy using rather than another collection of businesses people visit only when they need something.
Why another commercial corner could actually make sense
At first glance you might reasonably ask: Don't we already have enough shopping around Val Vista?
That's fair.
But the different projects around Harvest Grove serve different purposes.
At the north end, the approved Harvest Grove commercial center near Germann is substantially larger. Current plans include a Fry's Marketplace along with additional retail, restaurants and commercial pads.
Across Val Vista, The Gilmore is developing into more of a destination. Safeway, Better Buzz Coffee, Handel's Ice Cream and Square 1 Food Hall are among the businesses associated with that project, alongside apartments and additional dining and retail space.
So I don't think the southern Harvest Grove corner needs to compete with either one.
It could fill a completely different role.
What I would love to see here
If I could influence the tenant mix, I'd make this the easy neighborhood stop.
The place you hit on the way home because you need dinner, groceries for tomorrow morning, coffee, a workout or somewhere casual to meet friends.
A smaller specialty market would be interesting. Something in the AJ's lane would make sense to me because Fry's already handles the full weekly grocery run nearby.
Prepared dinners. A bakery. A butcher or specialty counter. Flowers. Wine. Good grab-and-go food.
Then give me two or three legitimate neighborhood restaurants.
Not necessarily huge destination concepts. I'm thinking places with the feel of The Vig, Blanco, Doughbird or other restaurants people can use on a Tuesday night just as easily as a Saturday.
I'd also love to see something activity-based mixed in.
Boutique fitness. Indoor pickleball. A swim school. Kids activities. Something that gives nearby families a reason to visit more than once a week.
And here's the part I think matters more than people realize:
Design it like somewhere people actually want to stay.
Give it patios.
Trees.
Shade.
Maybe a small lawn or gathering space.
Connect the buildings instead of dropping them around the perimeter of a giant parking lot.
South Gilbert doesn't need every commercial corner to become a destination. But there's no reason everyday convenience can't also have some personality.
What could we realistically end up with?
We also have to be realistic.
Neighborhood commercial is usually driven by businesses that know they can survive on repeat local traffic.
That could mean coffee.
Drive-thru restaurants.
Dental or medical offices.
Nail salons.
A fitness user.
A car wash.
All of those businesses serve a purpose, and I'm not knocking them.
We've just seen that version of suburban commercial development plenty of times.
With more than a thousand homes planned inside Harvest Grove and significant development happening throughout this Val Vista corridor, I think there's an opportunity to be more intentional here.
What about traffic at Val Vista and Queen Creek?
This is probably the biggest legitimate trade-off.
More housing plus more commercial activity means more vehicle trips. There's no way around that.
The Town's planning process already contemplates roadway access and improvements associated with commercial development, including turn lanes at proposed access points.
But if you're considering buying near Harvest Grove, don't just look at the pretty master plan.
Look at where your home sits relative to Val Vista, Queen Creek, Germann and the future commercial areas.
A home deeper inside the community may have a very different day-to-day feel than one closer to a major entrance.
That's one of those details that can look insignificant on a community map and feel very different once you're actually living there.

When you're buying into a large community that's still being built, don't evaluate only the house and today's surroundings. Look at the entire master plan. Future roads, commercial corners, schools, parks and future phases can all affect how a particular lot feels five years from now.
Is a second shopping center actually confirmed for Harvest Grove?
Not in the way most people mean when they say “confirmed.”
The approximately 12-acre property is moving through Gilbert's land-use process for Neighborhood Commercial designation, which would allow development of a neighborhood shopping center.
But there is a very important difference between commercial zoning and an announced project with signed tenants.
As of this update, I have not seen a confirmed tenant list for this parcel.
So when names start floating around social media, it's worth separating what people would like to see from what a developer has actually announced.
Why Harvest Grove matters beyond this one shopping center
I think the bigger story is what's happening to this entire stretch of Gilbert.
For years, portions of this corridor still felt like the edge between suburban Gilbert and remaining agricultural land.
That's changing quickly.
Harvest Grove brings a major new residential community.
The Fry's center brings everyday commercial.
The Gilmore adds restaurants, retail, apartments and entertainment.
Mercy Gilbert and the medical corridor are already just north of the area.
And the Loop 202 is only a few minutes away.
Piece by piece, this is becoming a much more complete part of Gilbert where people can live, eat, shop, work and access services without driving across town.
Whether that's exciting or disappointing probably depends on what you loved about this part of Gilbert in the first place.
Growth gives residents more convenience.
It also means more traffic, fewer open fields and a completely different feel than this area had not very long ago.
I think it's important to acknowledge both.
