Gilbert is still primarily a driving community, so location within the town matters. Central Gilbert can feel more connected to US-60 and the Heritage District, while southeast Gilbert often provides newer neighborhoods and easier access to Queen Creek and Mesa Gateway.

My advice is to choose the part of Gilbert that fits your normal routine, not just the home that looks best during a weekend tour. Commute, errands, schools, parks, and the surrounding neighborhood all shape the experience.

Agritopia is one of Gilbert's most distinctive communities, combining homes, restaurants, gathering spaces, local businesses, and agricultural roots in a setting that feels more connected than a typical suburban subdivision.

Morrison Ranch is known for tree-lined streets, white fences, lakes, parks, and a classic neighborhood appearance with a strong visual identity.

Power Ranch offers extensive community amenities, parks, trails, pools, and a broad range of home styles.

Seville is often considered by buyers looking for golf, larger homes, and a southeast Gilbert location.

Other Gilbert communities worth comparing include Val Vista Lakes, The Islands, Cooley Station, Layton Lakes, The Bridges, Finley Farms, and established neighborhoods near downtown Gilbert.

The best neighborhood is the one that supports your everyday life. I compare commute, amenities, errands, schools, recreation, home style, and total monthly cost before recommending an area.

Gilbert has a wide housing range, from condos and smaller established homes to luxury communities, custom properties, golf course homes, and houses on larger lots. Two properties with similar square footage may have very different ownership costs depending on age, condition, location, and community amenities.

Newer master-planned communities often include HOA fees, but those fees may help support pools, parks, trails, clubhouses, lakes, or common-area landscaping. Older neighborhoods may have lower fees or no HOA, although the home itself may require more updating or maintenance.

Arizona utilities also matter. Larger homes, older air-conditioning systems, pools, extensive landscaping, and west-facing exposure can increase monthly costs, especially during summer.

I recommend comparing the complete monthly picture, including mortgage, taxes, insurance, HOA, utilities, and expected maintenance, instead of focusing only on the list price.

Depending on the address, a Gilbert home may be served by Gilbert Public Schools, Higley Unified School District, Chandler Unified School District, or another nearby district. Attendance boundaries can change from one neighborhood or street to another.

Families may also compare charter schools, private schools, open-enrollment options, transportation, calendars, extracurricular activities, special programs, and campus culture. Online ratings can be one research tool, but they do not tell the entire story.

A better process is to identify the exact property address, verify the assigned schools directly with the district, review current boundary maps, and visit campuses when possible.

One of Gilbert's biggest advantages is variety. You can spend time downtown, use neighborhood amenities, attend local events, or reach outdoor recreation without leaving the East Valley.
